Walk south on the boardwalk to Marker 36, then think about the other edge of the community. The southeast corner, where Pelican Bay Boulevard meets Tamiami Trail, has been under construction fencing for most of two years. By late fall, the fencing starts coming down, and what emerges is not a refresh of the Waterside Shops residents remember. It is a different property with a different center of gravity: fewer department-store anchors, more freestanding boutiques, and a set of sit-down restaurants that, taken together, quietly turn the southeast gate into a competitor to Fifth Avenue South for a Tuesday evening.
That is the shift worth understanding. Not that a few new stores are opening. That the calculus of leaving the community for dinner or a gift is changing, and most of the change happens within a mile of the tram stop.
Over the summer, the property announced six new stores, three new dining venues, and three renovated spaces. The specifics matter more than the totals. Dior has opened a standalone boutique at Waterside Shops in Naples after relocating from its former store-within-a-store location inside Saks Fifth Avenue, taking a 6,000-square-foot suite that opened June 11. That is a leading indicator, not a footnote. When a house like Dior moves out of Saks and into its own address on the property, the leasing team is signaling that the customer base can support standalone luxury retail at scale.

By late 2026, Waterside will hold three new sit-down restaurants, a Christian Dior flagship, the return of Hermès after a nine-year absence, and a Brunello Cucinelli boutique. Hermès is the tell. A brand does not leave a market for nine years and return casually. It returns when the trade area math has moved.
For residents, the practical effect is that the store list you learned five years ago is no longer accurate. Williams Sonoma and Pottery Barn are relocating together into the former Barnes & Noble building as a two-story outparcel, which means the interior loop you used to walk has different tenants on it than the map at the tram stop shows.
The northern edge of the property is where the biggest shift is happening, and it is worth understanding on its own terms. Following demolition projects at the former Nordstrom, Barnes & Noble and US Bank spaces at Waterside Shops, construction plans were approved this summer, and the Nordstrom footprint is now RH Naples.
The scale is unusual. The one-story, 29,382-square-foot retail space for RH Naples will include six separate galleries with skylights connected by landscaped courtyards, glass-roofed walkways and outdoor seating spaces with fountains and palms, surrounding a central 4,143-square-foot, full-service restaurant and wine bar beneath an elongated glass atrium. RH has not confirmed an opening date, but county construction permits were issued in August 2025, and the projected timeline points to late 2026.
The restaurant piece is the part residents should pay attention to. The RH restaurant operates differently from both. It sits inside a retail environment designed to feel like a private estate. The 174-seat format beneath the glass atrium, with wine service threaded through the experience, is closer to the European model of a gallery restaurant than anything currently on the Waterside roster. Read that as: a room with an interior design point of view, wine service on the same level as the food, and 174 covers. That is a different kind of Wednesday-night option than what has existed at the property.
For anyone who thinks of Waterside as a shopping trip that occasionally includes lunch, the property is being rebuilt to invert that ratio.
The dining picture is the cleanest example of the shift. At the start of last year, the sit-down options at Waterside were limited enough that residents planning a group dinner drove elsewhere. That is closing.
Eddie V's, opening summer 2026 at 765 Seagate Drive, Naples, FL 34108, brings the fine-dining tier. Eddie V's occupies the fine-dining tier. The brand, known for live jazz and a serious wine program, draws a specific customer who has historically made the drive to Fort Lauderdale or Tampa to find it. Darden confirmed the Naples location as its first in the region. Buck & Rider is targeting fourth quarter, with an open kitchen and an indoor-outdoor format built around fresh seafood flown in daily. Then the RH atrium at the end of the year.
For residents who use Waterside as a regular dining address, the practical shift is this: three evenings a week, you could eat at a different concept within the same property and not repeat a cuisine, a price point, or a room.
That is a Fifth Avenue South argument, made a mile north of downtown.
The other reason the southeast corner matters this fall is what is happening on the campus next door. Artis—Naples announced its 2026-27 season in July, and the season theme, "To Light: The Art of Hope," anchors a programming year built around Beethoven.
Highlights include Artistic and Music Director Alexander Shelley leading the Naples Philharmonic through all nine of Beethoven's symphonies in conjunction with the season-long commemoration of the composer 200 years after his death, plus major exhibitions in The Baker Museum and performances by Yo-Yo Ma, Audra McDonald, Itzhak Perlman, Sutton Foster and Kelli O'Hara.

The Baker Museum's "Baron Wolman: Capturing the Sound of an Era" exhibition celebrates the legacy of Baron Wolman, the trailblazing first chief photographer of Rolling Stone magazine, whose lens immortalized some of the era's most influential blues, jazz and rock legends. Consider it the counterweight to the Beethoven programming, and a legitimate reason to bring guests through the campus in daylight.
Artis-Naples sits at 5833 Pelican Bay Boulevard, meaning the concert, the exhibition, and the RH atrium dinner are all inside the same square mile as the tram stops. That is not the case in Olde Naples. It is not really the case anywhere else on the coast.
Between the Hamilton run, the Beethoven cycle, three new restaurants, and Hermès returning after nearly a decade away, the property line that separates Pelican Bay from Tamiami Trail is doing more work in a single fall than it has in years.
If you own in one of the high-rises along Pelican Bay Boulevard or in one of the villas closer to the southern gate, the change to think through is not the store list. It is the walking radius.
A resident who joins the Artis-Naples subscription series, walks or trams to Waterside for dinner before curtain, and considers the RH atrium or Eddie V's a default rather than a special-occasion drive, is using a different neighborhood than the one that existed in 2020. The building did not change. The address did not change. What sits at the corner did.
For anyone weighing a floor plan, a floor, or a specific tower right now, the amenities you are effectively buying include the ones opening in the next six months, not just the ones already there. That is worth folding into the calculus when the seasonal market opens back up.
